Home loans: look beyond the EMI
How tenure, floating rates, down payment and paperwork shape the true cost of a home loan.
The essential idea
An EMI combines interest and principal. In the early years, interest often takes a larger share, so a long tenure can make the monthly number look manageable while increasing total interest. Include down payment, registration, furnishing, maintenance, insurance and income disruption in the affordability test.
What to compare
Ask how fixed and floating rates work, what benchmark applies, and whether a rate change changes EMI or tenure. Extra principal paid early can reduce interest meaningfully, but only after you retain an emergency buffer and avoid more expensive debt.
A practical next step
Read the sanction letter, repayment schedule, key fact statement and charges. A lender’s loan approval is not a substitute for independent legal and technical checks on a property. Compare offers on total cost, terms and service—not just the headline rate.
